Fall Hill Apartments

Welford Engineering provided a wide array of civil engineering and survey services to Cullen Properties to assist in the development of Fall Hill Apartments.  This project included 150 dwelling units constructed in seven freestanding multi-story buildings, a 25,000 sf office building, and a community recreation facility, all of which were located on an approximately 15-acre site.   Services provided by Welford Engineering ranged from preliminary design plans through final design, permitting, survey, and construction drawings.

Under proffer conditions with the project, a left turn lane, right turn lane, and acceleration lane were required to be constructed on Fall Hill Avenue.  Welford Engineering was responsible for designing these improvements, as well as developing an overall improvement plan for the nearly one half mile of Fall Hill Avenue. Our team was able to create a four lane roadway improvement plan that would add two lanes to the roadway, provide signalized intersections, and improve site distances without requiring any property acquisition from private property owners.

In addition to the site design Welford Engineering was also responsible for designing an off-site storm water management facility to accommodate the storm water runoff from the entire development, as well as preparing plans for the complete replacement of a City owned pump station bringing it into compliance with standards of the Virginia Department of Health and the City of Fredericksburg.
